To our investors and partners,

I started LimeStone with a conviction that has only deepened over time: land is the one real-estate input you cannot manufacture. You can build more homes, more warehouses, more offices — but you cannot build more land in the path of growth. It has to be found, secured, and patiently made ready.

The Sun Belt is absorbing people and jobs faster than developable land can be entitled to receive them. That imbalance is not a moment; it is a decade-long structural condition. Our work is to stand in front of it — to acquire raw acreage before infrastructure and rooftops arrive, to guide that land through the long and unglamorous work of entitlement, and to deliver finished, development-ready positions to the builders and communities who need them.

None of this rewards impatience. Entitlement takes years, not quarters. That is precisely why we structure our funds for patience: a preferred return that must be earned back to our investors first, a general partner commitment beside your capital, and a waterfall that pays us only after you are made whole. We would rather hold a great position longer than sell a good one early.

My career taught me that discipline compounds. Years inside lean manufacturing environments and in federal infrastructure leadership showed me that the difference between a good outcome and a durable one is a repeatable system — applied every day, to every acquisition, without exception. That is the operating culture we have built here.
